Calderdale house prices increased more than Yorkshire's average in July

Calderdale house prices increased more than average for Yorkshire and The Humber in July, new figures show.

​The ​boost ​contributes to the longer-term trend, which has seen property prices in the area ​achieve 1.6% annual growth​.

The average Calderdale house price in July was £148,902, Land Registry figures show​ – a 1.7% increase on June.

Over the month, the picture was ​similar to that across Yorkshire and The Humber, where prices ​increased 1.5%​, and Calderdale outperformed the 0.5% rise for the UK as a whole.

Over the last year, the average sale price of property in Calderdale ​​rose by £2,300 – putting the ​area 16th among Yorkshire and The Humber’s 21 local authorities for annual growth.

​The best annual growth in the region was in Ryedale, where properties increased on average by 7.7%, to £250,000. ​At the other end of the scale, properties in Bradford dropped 0.4% in value, giving an average price of £138,000.

Winners and Losers

Owners of semi-detached houses saw the biggest improvement in property prices in Calderdale in July – they increased 2%, to £167,732 on average. Over the last year, prices rose by 2.6%.

First steps on the property ladder

First-time buyers in Calderdale spent an average of £​128,700 on their property – ​£1,700 more than a year ago, ​and ​£16,300 more than in July 2015.

By comparison, former owner-occupiers paid £​165,800 on average in July​ – 28.9% more than first-time buyers.​

How do property prices in Calderdale compare?​

Buyers paid 13.1% less than the average price in Yorkshire and The Humber (£171,000) in July for a property in Calderdale. Across Yorkshire and The Humber, property prices are low compared to those across the UK, where the average cost £238,000.

The most expensive properties in Yorkshire and The Humber were in Harrogate – £288,000 on average, and 1.9 times as much as in Calderdale. Harrogate properties cost 2.5 times as much as homes in Hull (£117,000 average), at the other end of the scale.

The highest property prices across the UK were in Kensington and Chelsea, where the average July sale price of £1.2 million could buy 14 properties in Burnley (average £91,000).
